How Often Does Each Certificate Need Renewing?
The three certificates almost every London landlord needs, and the renewal cycle the law attaches to each one.
Gas Safety Record
Every gas appliance, flue and installation pipework provided for a tenant must be checked by a Gas Safe registered engineer at intervals of no more than twelve months.
EICR
The fixed wiring in a rented home must be inspected and tested at least every five years, or sooner if the report itself recommends a shorter interval.
EPC
An Energy Performance Certificate lasts ten years, and the property must reach band E or above before it can lawfully be let.
Landlord Safety Services London: What Every Booking Includes
1. A Properly Registered Engineer
Compliance paperwork is only worth anything if the person who signed it was entitled to. Gas work is carried out by a Gas Safe registered engineer whose registration covers the appliance in front of them; electrical inspection is carried out by an NICEIC or NAPIT registered electrician. Every engineer carries photo ID and you are welcome to check the licence number before work begins.
2. A Fixed Price Agreed Up Front
The price you see on the card is the price of the inspection, including VAT. There is no congestion charge surcharge, no parking surcharge and no call-out fee added afterwards. If the property is larger than described, or has more circuits or appliances than expected, we tell you before we start rather than after we finish.
3. A Full Written Report
You receive the statutory record itself plus a plain-English summary of what it means. For an EICR that means every observation with its C1, C2, C3 or FI classification explained. For a gas safety record it means the result for each appliance and any defect noted against it.
4. Digital Delivery And Record Keeping
Certificates are issued digitally and emailed to you, so you can forward them to tenants or upload them to your letting agent’s portal the same day. We keep a copy on file, which matters when a certificate goes missing at exactly the moment a local authority officer asks for it.
5. A Quote For Any Remedial Work
If an inspection produces an unsatisfactory result, you get an itemised quote for putting it right before any work is booked. You are under no obligation to use us for the repair, and we will not carry out chargeable work on the day without your agreement in writing.

Your Legal Duties as a London Landlord
Electrical safety: the 2020 Regulations
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require the electrical installation in a rented home to be inspected and tested by a qualified and competent person at least every five years. The installation must meet the standards in BS 7671, the national wiring regulations.
A copy of the report goes to existing tenants within 28 days, to a new tenant before they move in, and to the local authority within seven days of a written request. Where the report is unsatisfactory, remedial work must be completed within 28 days, or sooner if the report says so, and written confirmation must follow. Gas safety: the 1998 Regulations
Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 requires every gas appliance, flue and item of installation pipework provided for a tenant to be maintained in a safe condition and checked at intervals of no more than twelve months. Only an engineer on the Gas Safe Register may carry out that check.
The record must reach existing tenants within 28 days of the check and a new tenant before occupation. The Health and Safety Executive enforces the Regulations and publishes detailed guidance for landlords; breaches are criminal offences, so it is worth checking the current HSE position rather than relying on hearsay. Fire safety in flats, HMOs and communal areas
The Regulatory Reform (Fire Safety) Order 2005 makes the responsible person for a building with communal areas, and for any house in multiple occupation, responsible for carrying out and keeping under review a suitable fire risk assessment. The Fire Safety Act 2021 confirmed that the structure, external walls and flat entrance doors of multi-occupied residential buildings fall within its scope.
Separately, the Smoke and Carbon Monoxide Alarm (England) Regulations require at least one smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance other than a gas cooker. Energy performance and asbestos
A valid Energy Performance Certificate is needed before a property is marketed, and the Minimum Energy Efficiency Standard makes it unlawful to let most properties rated F or G without a registered exemption. An EPC lasts ten years, and the recommendations report that comes with it is a useful roadmap when you are planning improvement work.
In buildings constructed or refurbished before 2000, asbestos containing materials may still be present. The duty to manage asbestos under the Control of Asbestos Regulations 2012 applies to the common parts of residential blocks and to commercial premises, and is discharged through a management survey, a written register and a plan.
