What Landlord Safety Checks London Does
Every landlord certificate from one team
Most London landlords need more than one document to let a property legally, and each one runs on its own clock. A gas safety certificate (CP12) has to be renewed every 12 months under the Gas Safety (Installation and Use) Regulations 1998. An EICR is required at least every five years for private rented homes in England under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. An EPC lasts ten years and sets the energy band you are allowed to let at, while a fire risk assessment is a standing duty in the common parts of blocks and HMOs under the Regulatory Reform (Fire Safety) Order 2005.
Keeping four different trades in the diary is where compliance usually slips, so we carry the lot in house. The biggest difference between a good compliance visit and a bad one is who turns up. Our team consists of fully employed, vetted engineers, so the person testing your consumer unit is the same person accountable for the certificate afterwards. Jobs are not auctioned off at the last minute, your tenant does not meet an unfamiliar face at the door, and what we agree on the phone is what happens on site.
Every engineer works under the registration that governs their trade. Gas appliances are touched only by Gas Safe registered engineers, because in the UK it is illegal for anyone else to do so. Electrical inspection and testing is carried out by NICEIC or NAPIT qualified electricians working to BS 7671, the national wiring regulations. Fire work follows the Regulatory Reform (Fire Safety) Order 2005 and the recording approach set out in PAS 79.
What you receive, and when
Certificates are issued digitally, normally within 24 hours of the visit and often uploaded from the property before the engineer leaves. You get a copy, and where you ask us to, so does your tenant or managing agent. That matters for gas in particular: the record has to reach existing tenants within 28 days of the check, and new tenants before they move in.
We also tell you when the next one is due. Compliance is not a single event; it is a set of overlapping renewal dates, and most of the fines landlords pick up come from a date being missed rather than from a property being unsafe.
When something fails
If an inspection does not pass, we say so plainly. The engineer explains the fault, classifies it against the codes used for that discipline — C1, C2 and C3 on an EICR, or Immediately Dangerous and At Risk on a gas check — and quotes for the remedial work rather than leaving you to find another contractor. Where something is dangerous it is made safe before we leave.
